Welcome to Landot Inmobiliario, S.A. de C.V. (hereinafter referred to as “Landot Living”). By making a reservation, accessing our properties, or using our services, the guest fully accepts these Terms and Conditions. We recommend reading them carefully before confirming any reservation.

1. RESERVATIONS
All reservations are subject to availability and successful payment confirmation.
Landot Living reserves the right to reject or cancel any reservation under the following circumstances:

  • Inconsistent or inaccurate information provided by the guest.
  • A guest with a negative history in our records.
  • Violation of these Terms and Conditions.
  • Any circumstance that may compromise the safety of the property or other guests.

If Landot Living cancels a reservation for any of the reasons listed above, or for any other duly justified reason, the guest will be notified as soon as possible before the beginning of the stay, and any applicable refund will be processed in accordance with Section 4 of these Terms and Conditions.

2. GUEST IDENTIFICATION
For security and regulatory compliance purposes, all guests must provide a valid government-issued identification document (passport, national ID card, driver’s license, or equivalent) prior to check-in.
Landot Living may request additional information in order to:

  • Verify the identity of the reservation holder.
  • Confirm authorization of the payment method used.
  • Comply with applicable legal obligations.

Failure to provide valid documentation may result in denial of access to the property without refund or liability on the part of Landot Living.

3. PAYMENT METHODS
Landot Living accepts payments through authorized platforms, point-of-sale terminals, and approved third-party payment processors.
By making a payment, the guest represents and warrants that:

  • They are legally authorized to use the payment method provided.
  • The funds used originate from lawful sources.
  • All payment information provided is accurate, complete, and current.

4. CANCELLATION POLICY
Cancellation conditions may vary depending on the property, selected rate, booking platform, and proximity to the check-in date. The specific cancellation terms applicable to each reservation will be disclosed and accepted by the guest at the time of booking.
As a general guideline, Landot Living applies the following cancellation policy:

  • Cancellations made more than seven (7) calendar days before check-in: Full refund.
  • Cancellations made between three (3) and six (6) calendar days before check-in: 50% refund of the total reservation amount.
  • Cancellations made less than seventy-two (72) hours before check-in or no-shows: No refund.

Landot Living reserves the right to establish special cancellation conditions during high-demand periods, including holiday seasons, local events, or other peak travel dates. Such conditions will be communicated in advance.

5. CHECK-IN AND CHECK-OUT
Standard check-in and check-out times will be communicated to guests before arrival.
As a general reference:

  • Check-in: From 4:00 PM.
  • Check-out: Until 10:00 AM.

Failure to comply with these schedules may result in additional charges equivalent to one night’s stay for every twelve (12) hours of delay, unless otherwise agreed in writing with the Landot Living team.
Early check-ins and late check-outs are subject to availability and may incur additional charges.

6. USE OF THE PROPERTY
Landot Living properties are intended exclusively for residential accommodation purposes.
The following activities are strictly prohibited:

  • Organizing or allowing parties, gatherings, or events not expressly authorized in writing or permitted under the property’s internal regulations.
  • Exceeding the maximum occupancy established for the property or allowing access to unregistered guests.
  • Engaging in illegal activities or actions that disturb public order or neighboring residents.
  • Smoking inside the property or in non-designated areas.
  • Bringing pets without prior written authorization from Landot Living.
  • Subletting or transferring the use of the property to third parties not included in the reservation.
  • Altering, moving, damaging, or removing furniture, equipment, or decorative items.

Guests are responsible for any damage caused to the property, furnishings, or equipment during their stay, including damage caused by accompanying persons or visitors.
Repair or replacement costs may be charged to the payment method on file.

7. SECURITY DEPOSIT AND ADDITIONAL CHARGES
Landot Living may require a security deposit at the time of booking confirmation or check-in.
The deposit will be refunded within five (5) business days after check-out, subject to property inspection and provided that none of the following apply:

  • Damage to the property, furniture, or equipment.
  • Extraordinary cleaning requirements.
  • Unpaid charges for additional services or amenities.
  • Fines resulting from violations of the property’s rules.

If damage or irregularities are identified, Landot Living will notify the guest within twenty-four (24) hours after check-out and may provide photographic or video evidence.

8. LIMITATION OF LIABILITY
Landot Living shall not be liable for:

  • Loss, theft, or misplacement of personal belongings within or outside the property.
  • Accidents or injuries not directly attributable to proven negligence by Landot Living.
  • Interruptions of external services such as electricity, water, internet, or telecommunications beyond Landot Living’s control.
  • Events resulting from force majeure or unforeseen circumstances, including natural disasters, public health emergencies, governmental actions, or similar events.

Notwithstanding the foregoing, Landot Living will make reasonable efforts to address any incidents reported during the guest’s stay.

9. SECURITY CAMERAS
Certain properties may be equipped with security cameras located exclusively in exterior areas and common spaces, including entrances, parking areas, and hallways, for the purpose of ensuring guest and property security.
Landot Living expressly declares that:

  • No surveillance devices are installed in private spaces such as bedrooms, bathrooms, or resting areas.
  • Recordings are processed in accordance with applicable data protection laws.
  • Access to recordings is restricted to authorized personnel and, when required, competent authorities.


10. FRAUD PREVENTION
Landot Living maintains internal reservation verification and monitoring procedures to prevent fraudulent transactions and protect guests.
If suspicious activity is detected, Landot Living may:

  • Suspend or cancel the reservation immediately.
  • Report the matter to financial institutions or competent authorities.
  • Temporarily retain associated funds while verification procedures are completed.

Guests are encouraged to report any suspicious activity or payment requests made outside Landot Living’s official communication channels.

11. PERSONAL DATA PROTECTION
Personal data provided by guests is processed in accordance with the Federal Law on Protection of Personal Data Held by Private Parties (Mexico) and other applicable regulations.
Such information will be used exclusively to:

  • Manage and confirm reservations.
  • Comply with legal and regulatory obligations.
  • Prevent fraud and ensure operational security.
  • Communicate relevant information regarding booked services.

Guests may exercise their rights of Access, Rectification, Cancellation, and Objection (ARCO Rights) in accordance with applicable law.

12. CHANGES TO THESE TERMS AND CONDITIONS
Landot Living reserves the right to modify these Terms and Conditions at any time.
Any updates shall become effective upon publication through Landot Living’s official channels, including its website and authorized booking platforms.
Guests are encouraged to review these Terms periodically. Any reservation made after the publication of updates shall constitute acceptance of the revised Terms and Conditions.

13. GOVERNING LAW AND JURISDICTION
These Terms and Conditions shall be governed by and interpreted in accordance with the laws of the United Mexican States.
Any dispute arising from the interpretation, application, or enforcement of these Terms and Conditions shall be subject exclusively to the jurisdiction of the competent courts of Mexico City, Mexico, and the parties expressly waive any other jurisdiction that may otherwise apply by reason of their present or future domicile or any other cause.
